It's a solid text. I've been investing for a few years and I found the chapter on common mistakes to be the most valuable part. It made me realize I was focusing too much on the interest rate in a seller-financing scenario and not enough on the 'call' option of the loan. It's not magic, and some of the legal advice makes you nervous, but it is a practical foundation.

Well-written and straightforward. I appreciate that it doesn't promise you can buy a house with zero money and zero risk. It does give you a clear framework for how to identify what you DO have (skills, time, credit) and leverage that into a deal. It's a good book to keep on the desk. I bought it for the creative financing ideas, but I find myself using the negotiation section the most. I have a rental property, but I'm trying to buy more without selling it. The section on 'nesting' deals is where I am stuck, and the book doesn't give enough advanced examples, but it does get you 80% of the way there.
